The owners/developers of AltaVista saw the opportunity to develop a community with spectacular views and oversized lots (averaging 1,100 square meters). The lots are sized to comfortably accommodate large single story or two-level homes. When complete, AltaVista will contain the most luxurious homes outside of the Centro in the most unique community in San Miguel.
AltaVista is intentionally different.
Many other lot offerings in San Miguel are subdivisions with crowded homes on small lots ranging in size from 300 to 500 square meters—one-third to less than one-half the size of AltaVista homesites.
AltaVista, an eco-community for affluent homeowners, shares the common purpose of offering a luxurious lifestyle in a secure and private environment.
Cobblestone streets, common areas, bioswales, rain gardens, and Mediterranean landscape speak to the importance of water management. AltaVista is distinctive with a combination of:

YOUR INVESMENT
AltaVista is differentiated from other San Miguel housing developments because it is a coherent, harmonious community with rules and regulations designed to protect views, enhance property values, and protect each homeowner’s investment.
The rules and regulations (CC&Rs) for the development are in place and are enforced through an architectural control committee and a homeowner association. Design envelopes and height restrictions protect views—no other project has gone to the effort AltaVista has to protect views for each home.
Proper maintenance of common areas is carefully managed. Common nuisances and noise often found in other communities are controlled to ensure the peace and tranquility of all residents. These rules and regulations are designed to enhance quality of life, preserve long-term home values, and create price appreciation with a limited supply and high demand.
The rules and regulations include, but are not limited to, the following:
- Home designs must be approved by the architectural review committee (ACC) and comply with design standards described in the rules and regulations.
- The height of homes from a street-level perspective and the height of surrounding walls and fences have been thoroughly analyzed to help protect views for every home in the community.
- The minimum home size is 300 square meters, approximately 3,200 square feet.
- A 24-month window to begin construction of a home after purchasing a homesite and 24 additional months to complete construction of the home.
- Mandatory landscaping as part of the approved home design.
- Exterior finishes and materials including colors on the façade of the homes.
- Pet control.
- Prohibition of storage of RVs, boats, and other vehicles where they can be seen from adjoining properties.

Nicole has designed more than 120 high-end custom residences and has earned an outstanding reputation for architectural excellence, construction management, financial transparency, and personalized client service.
To help prospective buyers visualize the potential of each homesite, Nicole has prepared several conceptual home designs specifically inspired by AltaVista. These concepts demonstrate how luxury residences can take advantage of the exceptional views, topography, and character of the development.
These conceptual designs are provided for inspiration only.
Purchasers may choose to work with Nicole to customize one of these concepts or create an entirely new residence tailored to their personal lifestyle and preferences.
Working with Nicole is entirely optional.
Buyers are also welcome to hire their own architect and construction team, provided their proposed design complies with AltaVista’s Architectural Guidelines and CC&Rs, ensuring the overall quality and integrity of the community.
